One thing that comes up a lot on Buderim's hillier blocks: retaining walls. Where a pool fence sits on or near a retaining wall, an incorrectly built wall or fence combination can reduce the effective fence height below what's required — even if the fence itself looks fine at a glance. It's a common fail point we check closely, especially on the steeper properties.

On Buderim's sloping and hillside blocks, we regularly see pool fences built on or near retaining walls where the fence-and-wall combination reduces the effective barrier height below the required 1.2m — even when the fence itself looks compliant on its own. We check this carefully as part of every Buderim inspection and can advise on fixes if it's an issue.
In Queensland, a pool safety certificate is required before signing a lease on a property with a pool. If selling, you can sell without one but the buyer has 90 days from settlement to obtain a certificate — most buyers will negotiate a lower price to cover this cost. Certificates are valid for 2 years for residential pools and 1 year for shared pools.

The $190 all-inclusive fee covers the full compliance inspection, $47.30 government lodgement fee, detailed photo report, minor on-site adjustments where possible, 1 free re-inspection within 90 days, and travel within 25km of Sippy Downs. Your Form 23 certificate is issued if the pool is compliant — if not, you'll receive a Form 26 report instead, still covered under the same fee. No hidden charges.
We'll provide a detailed Form 26 non-conformity report with photos explaining each issue, along with recommended solutions and a repair quote where required. You're welcome to use this report to get competing prices from other trades or handymen, or to complete the repairs yourself — the report gives you everything needed to do so. You then have 90 days to complete the repairs. Once they're done, we return (1 free re-inspection included) to reinspect and issue your Form 23 certificate if the pool is now compliant.
A standard inspection takes 30-45 minutes depending on pool size and complexity. We check all barriers, gates, locks, latches, CPR signage, and safety features thoroughly.

Two years from date of issue for non-shared residential pools. One year for shared pools such as body corporate or holiday rental properties. We recommend scheduling your next inspection before expiry to maintain continuous compliance.
