In Queensland, a pool safety certificate is required before signing a lease on a property with a pool. If selling, you can sell without one but the buyer has 90 days from settlement to obtain a certificate — most buyers will negotiate a lower price to cover this cost. Certificates are valid for 2 years for residential pools and 1 year for shared pools.

What's included in the $190 fee?

Everything. The $190 all-inclusive fee covers the full compliance inspection, Form 23 certificate, $45.76 government lodgement fee, detailed photo report, minor on-site adjustments where possible, 1 free re-inspection within 90 days, and travel within 25km of Sippy Downs. No hidden charges.

What if my pool fails inspection?

We'll provide a detailed Form 26 non-conformity report with photos explaining each issue, recommended solutions, and a quote for any repair work required. You then have 90 days to complete repairs. One free re-inspection is included — once the repairs are done, we return at no extra cost and issue your Form 23 certificate.

How long does a pool safety inspection take?

A standard inspection takes 30-45 minutes depending on pool size and complexity. We check all barriers, gates, locks, latches, CPR signage, and safety features thoroughly.

Can you do inspections on weekends or after hours?
