In Queensland, a pool safety certificate is required before signing a lease on a property with a pool. If selling, you can sell without one but the buyer has 90 days from settlement to obtain a certificate — most buyers will negotiate a lower price to cover this cost. Certificates are valid for 2 years for residential pools and 1 year for shared pools.

We'll provide a detailed Form 26 non-conformity report with photos explaining each issue, recommended solutions, and a quote for any repair work required. You then have 90 days to complete repairs. One free re-inspection is included — once the repairs are done, we return at no extra cost and issue your Form 23 certificate.
A standard inspection takes 30-45 minutes depending on pool size and complexity. We check all barriers, gates, locks, latches, CPR signage, and safety features thoroughly.

We can carry out minor repairs during the inspection including gate adjustments, latch replacements, hinge fixes, and CPR signage installation. For more significant fence or barrier work we'll provide a written quote on the day.
Two years from date of issue for non-shared residential pools. One year for shared pools such as body corporate or holiday rental properties. We recommend scheduling your next inspection before expiry to maintain continuous compliance.
